OUR NEW POLICY ON PROPERTY MANAGEMENT

TENANTS PAY RENT BY DEPOSITING DIRECTLY INTO THE LANDLORD’S/LANDLADY’S BANK ACCOUNT.

WHEREBY,

THE TENANTS MUST COMMIT IN THE TENANCY AGREEMENT OR THE MEMORANDUM OF OFFER AND ACCEPTANCE OF TENANCY THAT THEY SHALL PAY MONTHLY RENT BY DEPOSITING THE AMOUNT DIRECTLY INTO THE LANDLADY’S/LANDLORD’S BANK ACCOUNT.

We ensure compliance by: -

Engaging the prospective or the tenants in signing or executing Tenancy Agreements with the above provision Incorporated thereto.

Ensuring timely Rent/Utility Bill payments by the Tenants thus eliminating or controlling arrears.

Collecting the banking slips from the Tenants for the purpose of receipting and recording.

Compiling, preparing and submitting monthly rent reports and returns to client.

Monitoring effective supervision of the property to ensure satisfactory maintenance of the same by the Tenant.

Acting as a link between the client, Tenant, local authorities and the government to ensure general utilities like water, power etc are paid for within the stipulated period.

I) PAYMENTS THROUGH THE LANDLORD/LADY BANK ACCOUNT

Tenants are advised while signing the tenancy agreement that all rent payments and any arrears are to be paid directly to the owner’s bank account and details given.

A banking slip will be produced as proof of payment for receipting by us and the same handed to the landlord/lady together with the monthly statement. The landlord will therefore be required to settle our agreed management fee by cheque.

We also have clients who want tenants to pay through our account;

(ii) PAYMENT THROUGH OUR ACCOUNT

After we receive the due rents, we give the landlord a cheque against the total

Collection or deposit the same in his bank account after deducting the agreed

Management fee.

(iii) ONE CHEQUE PAYMENT.

The company offers to pay the Landlord by just one cheque on a specially agreed date on condition that it retains all security deposits paid by the Tenants on entry.

NB: The landlord will discuss with us and decide on the most suitable method to adopt.

3. MANAGEMENT FEE.

The management fee is payable monthly by the landlord at the agreed rate.

4. LETTING

Prolines assists landlords in letting out their vacant premises,

engaging the tenants into signing the tenancy agreements. Letting fees is thus

Payable immediately at the agreed rate.

5. DEBT COLLECTION AS AN ALTERNATIVE SERVICE

Prolines offers the services of Debt Recovery owned by tenants or individuals.

6. REMARKS.

Prolines give interested clients all management options and services, allowing

them to evaluate the options and come out with appropriate mode of management and handling of rent for their premises.
